Reports To: SERVICE MANAGER SERVICE TECHNICIAN JOB DESCRIPTION The purpose of this job description is to communicate the responsibilities and duties associated with the position of SERVICE TECHNICIAN. While the following information should be considered a comprehensive description of this position, it should also be noted that some responsibilities and duties may not be specifically addressed. JOB SUMMARY The Service Technician has the primary role to work with the Service Manager in maintaining the physical integrity of the community. This involves ensuring a safe, secure and comfortable living environment for residents, visitors and staff. The Service Technician will carry out assigned duties in a safe manner and other duties as requested by the Service Manager. In the absence of the Service Manager, the Service Technician will receive direction from the Property Manager and assume all non?budget related maintenance responsibilities. WAGE/HOUR STATUS Non?Exempt (eligible for overtime) DUTIES AND RESPONSIBILITIES Conducts all business in accordance with company policies and procedures, state and federal laws; e.g., OSHA, ADA, Fair Housing laws, and all other laws pertaining to multifamily housing. Preventive Maintenance/Safety Must be knowledgeable of pertinent laws and EPA and OSHA regulations governing proper storage and management of hazardous materials, including solvents, pool chemicals flammables, Caustics and Freon. Must have basic knowledge of electricity, electrical appliances, plumbing, refrigeration systems, plastering, HVAC, swimming pools, painting, drywall repair and carpentry. Must be aware of the condition of the apartment property throughout the community and immediately reports and initiates action to correct unsafe conditions; e.g., broken gates leading to the pool, broken steps, open holes, broken/burned out exterior lights, etc. Performs routine preventive maintenance and processes work orders on all company buildings and equipment as directed by Service Manager and Property Manager. Inspects and maintains all tools in excellent condition. Performs work area clean?up and safety related duties. Ensures that storage areas remain locked when not in use. Diagnoses and performs minor or routine maintenance or repair, as directed, involving the following on a daily basis: o Electrical and plumbing. o A/C and heating systems (excluding replacement of condensing units). o Water heaters (excluding replacement) o Appliances (when applicable) o Water irrigation systems o Stairs, gates, fences, patios, railings. o Tile, carpet, flooring. o Roofing, gutters, fasteners. o Interior/exterior lights. o Fireplaces, ceiling fans. o Gas fixtures and appliances (where applicable). o Shutters, doors, cabinets, windows, sliding glass doors o Boiler, gas and electric o Door locks, P.O. boxes and locks. o Security systems (where applicable). o Ceiling leaks and mold remediation. o Pool areas, tile hot tub/spa, pool furniture. Inspects and performs all needed make?ready repairs and services. Ensures that quality standards are met prior to resident occupancy.
